26 South

Montclair, New Jersey

This case study presents a thoughtfully composed multi-family residential development in downtown Montclair, where contemporary living is expressed through a refined reinterpretation of industrial architecture. The building’s massing is articulated through a series of brick-clad volumes, punctuated by expansive steel-framed glazing that introduces rhythm, transparency, and a strong urban presence.

The project accommodates 26 luxury apartment residences, each designed to maximize natural light, spatial efficiency, and modern comfort. A prominent corner volume, defined by double-height glazing, anchors the composition and creates a dynamic visual identity while enhancing the interior experience with panoramic city views.

At street level, the building engages the pedestrian realm with a carefully scaled façade and integrated entry sequence, while private parking is discreetly incorporated for residents. Interior amenities include a fully equipped fitness center and curated communal spaces that foster both convenience and community.

The design also anticipates a future rooftop expansion, envisioned as an elevated amenity space offering sweeping views of the surrounding neighborhood. Through its balance of material warmth, clean structural expression, and urban sensitivity, the project establishes a sophisticated model for contemporary residential living within a historic downtown context.
